By Teresa Boardman, Thursday, July 10, 2008.This is going to sound like a blatant advertisement for the Inman Real Estate Connect conference, and maybe it is but they did not ask me to write it. People who understand me know that it isn't all that easy to get me to do anything, but I digress.
There is a hidden benefit to attending Inman's Bloggers Connect and Real Estate Connect conferences that they don't advertise and I want everyone to know about. The conferences give my business an instant boost.
Last summer during the annual Real Estate Connect San Francisco I was able to finalize a short sale on one of my listings. It had been on the market for five months, with few showings. As soon as I was in the air headed for San Francisco it got a showing; a day later we had an offer. I spent a few hours negotiating it in the hallways of the Palace Hotel, and some time on my computer in my hotel room going over the offer and explaining it to my seller.
It works the same way when I plan a vacation, but the conference is a tax deduction and I learn a lot while I am there. As I prepare for a short vacation and the upcoming conference, buyers and sellers are contacting me like crazy. I have not had this much business at the same time since the Connect conference in January in New York.
There are two sellers who would both like their homes to be put on the market the week of the Inman conference. If I stayed home from the conference, each would delay putting their homes on the market until the next conference. I don't want to wait that long.
While I was at Connect last year I got a new buyer. She had been lurking on my Web sites for months but was waiting until I was gone to ask me to call her. We did have a nice conversation while I was at the Beer for Bloggers event. She had a sense of urgency and I felt like a half-million-dollar sale was too good to pass up. Talking to her after a few drinks seemed to work in my favor, but the transaction was slow and didn't close until the New York Connect conference in January.
There are real estate emergencies, too. They only occur on national holidays and every time I leave town. There is someone who watches my business while I am gone, but in an emergency I have to act. To be honest I am not exactly sure what a real estate emergency is, but my clients know. Most people have no idea how critical and important a Realtor's job is.
I have let my clients know about my plans. When I explained to one of my sellers that he will likely get an offer when I am gone he told me that if he had known he would have encouraged me to take a vacation sooner. He even said that if all it takes is for me to go away to sell his (expletive deleted) townhouse he would have paid to send me somewhere. Most of my clients are blunt. I still feel the love, but just the same, no closing gift for this guy.
I guess what I am saying here is that if you are a Realtor, have a cell phone and want to make some serious money this July or next January, consider attending Connect. Buyers will call and so will sellers. It has been so lucrative for me that I have been going to all of the Inman conferences. I wish they were held quarterly but I guess I can always take vacations between conferences. If I were advertising the Inman conferences I would not be keeping this a secret.

I'm reading your remarks with a smile, as I too have experience this same phenomenon. My business compounds each time I leave town, whether it be for Inman Connect, NAR, RISMedia Leadership, CRS, or vacation. It's as if some magical spell, or wrench, is cast into the universe letting people know I have left town and it's now time to create a sense of urgency for them to contact me. Bring it on. Like you, I am always prepared for anything when I leave town with my portable technology and back-up coverage, so I enjoy the contact and always look forward to the new business windfall while I'm forging ahead on new learning, networking, and adventure. And now I'm wondering if this is a common occurence for the collective. It could prove very interesting and provide another marketing tool for drawing conference attendance for Inman or other credible source in the industry to survey and study. Ka-ching...There really is "gold" at the end of the conference/vacation rainbow ;-).

This is too funny. It never fails that as soon you plan a vacation or anything some cosmic force brings people out of the woodworks to buy and sell houses. I ended up selling a house while I was in Mexico this year.

Happens to me too and all the time! Also, I never fail to receive an offer on a property when my seller is out of town and cannot be reached easily or once they can be reached the nearest Kinko's to them is 50 miles away!

Is this some weird law of the universe? It happens every single time to me as well.
I've decided to bring a printer with me this year on vacation! Last year I had to look at 5 contracts in pdf form on my screen to try and figure out the details...

This is sooooo true! I sold 3 homes during a 3 day conference a couple years ago - ended up spending most of my time in my room on computer & phone instead of networking and having fun, like I had planned.
I used to cover for my partner when I was a rookie. Every time he left town, all his "over-priced turkeys" would get offers, and his past clients who were going to stay the rest of their lives, would decide to list!

This happened to me just 2 weeks ago. I notified all of my customer's with open title files, that if they wanted to close soon they would need to do so before I left for vacation (I am the only closer in the office). No one called. As soon as my plane was in the air, 4 calls with WE NEED TO CLOSE NOW :(. 2 closed without me, 1 no one knows what happened to it. Needless to say, it was fun walking through the closing prep with someone who had no idea why or what they were doing. Luckly, my boss is a licensed closing agent, so he could sit at the table and do the cash closings. The last MUST CLOSE NOW File was waiting for me when I came back on Monday. I ended up closing on that deal within 4 hours and it was a Bank of America Loan from California. This wasn't even on the closing schedule. Sometimes we are miracle workers! Murphy's Law applies to closing agents also!

I know that story well. Several years ago we took a one week family vacation to Florida. As soon as I hit the beach, spread my towel and put on my sun screen my cell phone began to ring. After 5 contracts were worked out it was time to leave the beach, return to Atlanta and get back to work. I loved every minute of that vacation.
